Linen closets are great to have in Bathrooms, but can also be cabinet towers designed into the vanities for a great built-in look. These can be in the middle of a long vanity, with a sink on either side, or two towers can flank a long vanity with one or two sinks.

Keep that roof cold! To avoid ice dams after such a brutal winter, consider using foam insulation between the rafters and any exposed soffits at the roof plate, so the roof does not go through freeze and thaw phases where water can built-up under snow on the roof, and creep up under the shingles- Spray foam in more costly up front, but worth it over the long haul.

Master Bath as Sanctuary – how far are clients willing to take this beautiful concept? Is the tub a focal point in full view of the bed and sitting area, is the Shower the centeral meeting place? with totally separate vanities – I have even designed two separate water closets for 2 toilets in one Master Bath – Is the Vanity out in the open with a large mirror to reflect views?

Funnily enough, many recent clients have struggled with the Laundry Room location, and not seeing alternatives, want to keep or move the Laundry to the Basement- to me that is the “kiss of death”, and I can always find space for a nice Laundry Room, typically on the Second Floor where the bedrooms are located.  More often we are adding a second Laundry Alcove or closet with a stacked unit in the Mudroom, for families with active, messy or athletic kids so they can throw those dirty clothes right in the wash when they come in the door.

Master Bedrooms are getting smaller, and Walk-in Closets are getting larger.  Master Suites are becoming the couple’s oasis, so minimal furnishings, but seating at a gas fireplace, TV and coffee bar with mini fridge for wine and cream for that coffee.  I am designing more “dressing rooms” with packing islands, make-up tables, and unique closet storage to the Nth degree for jewelry, shoes, handbags, hats, ties, golf attire – you name it.
